Medtiya has never built outside Mira–Bhayandar. Every project since 1990 sits within a few kilometres of the first one, which means the people who bought a flat in 1994 and the people buying one this year live on the same roads.
That is the whole proposition. Before you buy, you can knock on the door of a Medtiya building that is thirty years old and ask how it has aged. Below is the complete list — every project, its locality, its year and its built-up area, nothing left out.

Before computer renders, a building was sold from a commissioned painting: airbrushed elevation, mauve evening sky, cars parked on a road that did not exist yet. These are ours. Every one of them was built, and every one is still standing.

Every Medtiya building carries its name over the entrance. These are all of them, in the four runs of work the last thirty-five years fall into — the first decade in Bhayandar East, the long build-out of Medtiya Nagar, the projects that carry the family name, and the two going up now. Areas are built-up area in square feet, as recorded in the developer’s own schedule. K. D. Sankalp appears in the archive artwork but not in that schedule — its page is live with the area left open.

Medtiya Nagar Phase I went up one wing at a time over thirteen years — Ambika, Mansarovar, Om Sai, Gurudev, Gayatri, Balaji, Raj, Sai Shubh and the rest — until the address itself became the name on the auto driver's lips. Fifteen buildings, laid out around shared open ground.

Site visits at Girnar Heights and Smith Heights, Sai Baba Nagar, Mira Road (East). We will also open a flat in a completed Medtiya building on request — that is usually the more useful visit.
